Landlord's Fees Schedule

For the sake of transparency, please see below the charges that a landlord is liable for. Neilson & Bauer are members of ARLA and Propertymark Client Money Protection Scheme (CMP) along with The Property Ombudsman (TPO), and Tenant Deposit Scheme (TDS). 

Fully Managed Service; 14.4% inclusive of VAT (12% plus VAT) of the Rent due in relation to the property for the duration of the tenancy agreed (or, if the tenancy agreement has a fixed term of less than a year, 14.4% inclusive of VAT (12% plus VAT) of the Rent due for the whole term of the tenancy agreement).

Commission (or as the case may be the Renewal Commission) is to be paid monthly in advance, subject to the provisions regarding termination of the agency contract.

Management Takeover; 6% inclusive of VAT (5% plus VAT) of the Rent due in relation to the property for the remainder of a tenancy agreement (or, if the tenancy agreement has a fixed term of less than a year, 8.4% inclusive of VAT (7% plus VAT) of the Rent due for the whole term of the tenancy agreement).

Commission (or as the case may be the Renewal Commission) is to be paid monthly in advance, subject to the provisions regarding termination of the agency contract.

Let and Rent Collection Service; 9.6% inclusive of VAT (8% plus VAT) of the Rent due in relation to the property for the duration of the tenancy agreed (or, if the tenancy agreement has a fixed term of less than a year, 10.8% inclusive of VAT (9% plus of VAT) of the Rent due for the whole term of the tenancy agreement).

Commission (or as the case may be the Renewal Commission) is to be paid monthly in advance, subject to the provisions regarding termination of the agency contract.

Letting Only Service;  8.4% inclusive of VAT (7% plus VAT) of the Rent due in relation to the Property for the duration of the tenancy agreed (or, if the tenancy agreement has a fixed term of less than a year, 9.6% inclusive of VAT (8% plus VAT) of the Rent due for the whole term of the tenancy agreement).

Letting Commission (or as the case may be the Renewal Commission) which is to be paid upfront in advance, subject to the provisions regarding termination of the agency contract.

Short Term Lets; 18% inclusive of VAT (15%+VAT) of the Rent due in relation to the Property for agreed duration. Subject to a minimum fee of £1,500.

Booking of…. 

  • Gas Safety Certificate, Portable Appliance Test (PAT), Electrical Installation condition Report (EICR), Energy Performance Certificate (EPC) Smoke alarms and carbon monoxide Certificate Legionella risk assessment £60 inclusive of VAT (£50+VAT). These services will be booked for a third party and additional costs will need to be implied for each service and the outcome dependant if works are required.   • Tenancy set up fee £300 Inclusive of VAT (£250+VAT).
  • Using a tenancy agreement that is not provided by Neilson & Bauer £360 inclusive of VAT (£300+VAT).
  • Withdrawing from a tenancy agreement once a let has been agreed - £420 inclusive of VAT (£350+VAT). 
  • Right to rent check per person (including referencing), £60 inclusive of VAT (£50+VAT). 
  • Change of sharer £60 inclusive of VAT (£50+VAT).
  • Serving Notice – Section 8 or 21 – Individually cost £120 inclusive of VAT (£100+VAT).
  • Additional property visits £120 inclusive of VAT (£100+VAT).
  • Attending a property visit with contractor due to works - £60 inclusive of VAT (£50+VAT) per hour.
  • Negotiating and dealing with the recovery of deposit £360 inclusive of VAT (£300+VAT). 
  • Transferring deposit to other agent or landlord during the tenancy £120 inclusive of VAT (£100+VAT). 
  • Submitting non-residential landlord returns to HMRC, £240 inclusive of VAT (£200+VAT); per quarterly submission. 
  • Sale of property 2.4% inclusive of VAT (2%+VAT). Calculated on eventual sale price on Neilson & Bauer Ltd sole selling rights terms.
  • Interest on unpaid fees over two weeks or other money 4% above Bank of England Base Rate.
  • Vacant Property inspection (when not managed) £30 inclusive of VAT (£25+VAT).
  • Appearing before any court or tribunal (per day) £360 inclusive of VAT (£300+VAT) for Director or £270 inclusive of VAT (£225+VAT) for Manager.
  • HMO licensing or addition/specific licencing £300 inclusive of VAT plus cost of licence (250+VAT).
  • Professional Clean, varies, dependant on size of property, from £210 inclusive of VAT (£175+VAT) up to £780 inclusive of VAT (£650+VAT). 
  • Courier charges, landlord to pay cost.
  • Insurance claims 12% inclusive of VAT (10%+VAT) of total claim.
  • Arranging works beyond routine maintenance and repair – 12% inclusive of VAT (10%+VAT).
  • Purchasing items on behalf of landlord, per hour, £96 inclusive of VAT (£80+VAT). 
  • Key holding per annum for Non-Managed £144 inclusive of VAT (£120+VAT).
  • Instructing another agent during NB sole agency £360 inclusive of VAT (£300+VAT).
  • Payment to overseas Bank accounts £60 inclusive of VAT (£50+VAT).
  • Rent confirmation for Mortgage provider’s letter fee £60 inclusive of VAT (£50+VAT).
